Twenty three of the lots have direct access to the runway (11 on the north side and 12 on the south side). The remaining 45 lots all have access to the runway via the grass taxiways. All roads in the community are paved and county maintained.

All lots within the community are for residential use only, commercial operations of any kind are not allowed.
The streets within the community are named after milestones in aviation - Tranquility Base Lane, Kitty Hawk Court and Mach One Drive. All public utilities (electric and phone) are underground, while water and sewer are by individual well and septic. High speed wireless capabilities were added in the summer of 2005.
A Board of Directors governs the property owners assocaition. Conditions and restrictions affecting the building of structures on real property within the community are defined in the Protective Covenants. Approval to build or modify any structure must be applied for and granted by the Architectural Review Committee. Single family dwelings only with a minium of 1700 sq. ft under heat and air. Hangars can be no more than 3,600 sq. ft. and the stuctures are to be permanent. Only one house and hangar per lot, but additional structures may be permitted with Board Approval.
